Rental Terms and Conditions

Reservations with COURTLANDS RD LLC DBA STAYS AT GRABER CO are subject to the following terms and conditions as agreed to at the time of booking. These properties are privately owned. We expect all guests to enjoy the facilities and treat the property with the same respect that they would their own home.

Contractual agreement.

A contract between you and the owners will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the dates shown on the confirmation. This contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party abide by the expectations set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract, loss of a booking and/or removal from our property without compensation. Bookings cannot be accepted from persons under 25 years of age. We reserve the right to refuse bookings.

Arrival.

Check-In Time: 4 PM EST
Please contact our local team at booking to inquire about early check-in availability. Our home is accessed via keypad; a message will be sent before arrival with your access code information.

    Number of guests.

    The number of persons sleeping in the accommodations must not exceed the following:

    • Welcome to Shoreline: 8 Guests
    • North Captiva Island: (coming soon)

    House rules.

    Please lock the doors and close the windows when your property is unoccupied.

    Parties and large groups are strictly prohibited. If there is evidence of parties, smoking, drugs, pets, excessive furniture rearranging and/or messes outside of normal use guests will automatically forfeit the security deposit and may incur an additional fee to cover deep cleaning costs. 

    Parking.

    Our driveway offers four (4) parking spaces plus street parking is available. City regulation prohibits parking in the yard; any fees incurred by the City are the responsibility of the guest.

    Quiet hours.

    City regulations require quiet hours between 10 PM and 8 AM. Please be respectful to our neighbors.

    Trash and maintenance.

    • Trash and recycling pickup is Friday morning. Please place the bins by the side of the road no later than 6 AM to ensure pickup, and return bins to their original location for our next guest.
    • (Welcome to Shoreline only) Luxe Pools is scheduled to clean our pool on Tuesdays or Wednesdays. Our pool is heated, and during applicable months we keep our pool heat at a comfortable temperature. Please keep in mind if weather temperatures drop below 50' it is difficult for any Florida pool to keep up.
    • Our homes have weekly lawn maintenance crews to maintain our property.
    • Fire Extinguisher is located in the laundry room.
    • Portable fans are provided for the upstairs bedrooms and are located in the closet.
    • We provide 3 beach chairs, a wagon, umbrella and beach towels. After use, please return equipment to it's original location for our next guest.
    • Pool light is located in corner by the grill. Back yard flood light switch is located to the right of the slider door.
    • Two cameras are installed at the front exterior of our home to assist with monitoring our arrivals/departures and our vendors. Any tampering or disabling of these cameras will result in additional fees.

    We, and/or our employees, reserve the right to inspect the accommodation at any time to undertake essential maintenance or investigate complaints. We will always attempt to contact you before arriving at the accommodation, and we will make every effort to respect your privacy while there.

    Internet.

    WiFi connection is available at no extra cost subject to technical availability. A message with our WIFI code will be sent before your arrival.

    Children.

    Children under 18 must be supervised by their parents/guardians at all times. (Welcome to Shoreline only) A child safety gate for the pool is available. If you have no use for the child safety gate, please contact us prior to arrival and we would be happy to remove it.

    Departure.

    Departure time is 10 AM EST. 

    When checking out please remove all trash and place it in the bins provided. Please make sure all dishes are washed and/or in the dishwasher with the dishwasher started and start one load of towels in the washing machine. Also, before departing make sure all windows and doors are closed and locked behind you. Please place garage door opener on the counter (misplacing garage door opener will result in a $50 fee).

      Complaints.

      Any problem or complaint must be immediately reported directly to us per phone (941-330-3808) or email ([email protected]) and we will make every effort to correct the issue. Any complaints not reported to us or our employees at the time of your stay, and only reported after you have departed, will not be considered for monetary or other compensation.
